City Council held a closed meeting Tuesday to consider the 41 proposals submitted for lease or purchase of land on the northwest corner of Avenida La Pata and Avenida Vista Hermosa. The 9-acre property was given to the city in February 2000 from Laing Forster Ranch, along with the 49-acre community park across the street and additional property farther north that won’t be developed, said Public Works Director David Lund.
The 9 acres are zoned R15, or medium-density residential, and can accommodate 15 dwelling units per acre, Lund said. But the land can be rezoned. Among the companies vying for the property are Target, The Irvine Company, Oakmont Senior Living, DR Horton and Sares-Regis Group.
The profit from the sale is planned to help close the financing gap—estimated at $16 million—for the development of Phase 1B of the La Pata/Vista Hermosa Park & Aquatic Center.
“The council wants to make an informed decision based upon land-use and ultimate financial return on the land,” said Lund, who could not estimate a decision date. Tuesday City Council directed City Manager George Scarborough to research companies to conduct a phone survey of residents regarding the plan to sell the 9 acres and also to set a date for public hearings.
